EPDPL COLIVING OPERATIONS PRIVATE LIMITED (“Company”, “we”, “us”, “our”), owner and operator of the website https://oliveliving.com (“Website”) and are the manager of coliving /hotels facilities (“Hotel”) at various locations in India.

Users, customers, and visitors including their family members visiting the Website or the Hotel for stay are referred to as the “Guest”.

ROOMS:

The Website clearly states the maximum occupancy of the rooms in the Hotel in the various locations during the reservation/booking process.

In addition to the maximum room occupancy, one child under the age of six (6) years old is permitted per room along with the Guest. The Guest must not leave the child/children unattended in any rooms or public areas at any times.

Smoking is strictly not permitted in the Hotel or the rooms due to the smoke/fire detection system.

To ensure Guest’s safety and security, we do not allow visitors to go to the Guest’s room.

Any violation of the rules and regulation of the Hotel will amount to termination of the reservation/booking in the Hotel without refund of monies paid by the Guest and require the Guest and his/her family members to leave the Hotel immediately.

The Guest authorises us to charge any costs that we may incur if the Guest’s smoke or causes any damage in Hotel including costs for specialist cleaning (to make the room fit for sale as a non-smoking environment) and the cost of the room for such period it is unusable. The Guest authorises us to charge this amount to the payment card used in their reservation/bookings. We will send a breakdown of these charges to the Guest within 10 working days. We may refuse to accept future reservations bookings from such Guest.

RESERVATIONS/BOOKINGS:

All reservations/bookings are subject to availability of the rooms in the Hotel. Reservations/bookings made on this Website are considered conditional until a confirmation number is given to the Guest to substantiate the reservations by email. We may, from time to time, communicate with the Guest, to re- confirm the reservations and to prevent any simulated bookings.

Cancellations can be made free of charge up to 24 hours prior to check-in, which commences at 13:00 local time on the date of stay. Unless otherwise mentioned on the reservation/booking voucher, all room nights cancelled less than 24 hours prior to check-in will be charged with 100% penalty. In the event of cancellation, any add-on purchases (i.e. non-room) will be fully refunded.

Modifications to the reservation/bookings can be made free of charge up to 24 hours prior to check-in, which commences at 13:00 local time on the date of stay. Unless otherwise mentioned on the reservation/booking voucher, all modifications (except room upgrades) shall be treated as a cancellation and a new booking and the cancellation charges shall be applicable. For date changes, we cannot guarantee the same rates will be available as at the time of reservation/booking.

Room upgrades will be provided on Guest’s request where possible. Payable amount will be the difference between rate at the time of reservation/booking and rate of the upgraded room at time of modification.

In the event that we, for reasons beyond our control, need to reject or change a confirmed reservations/ bookings we will use our reasonable attempt to facilitate the circumstances however if no alternative is provided to the Guest, then we will return any advance paid by the Guest and consider the reservation/bookings as cancelled. This is our limitation of liability.

The reservation/booking is non-transferable. If the Guest transfers the reservation/booking, then we reserve the right to terminate the reservation/ bookings and retain any advance/money paid to us for such reservation/ bookings.

The Guest is responsible and liable for all the reservation/bookings and agrees to comply with these terms of reservation/bookings.

We reserve the right to impose a cancellation fee of up-to 100% per room per night in the event of a late cancellation notice or a no-show at the Hotel.

We do not guarantee acknowledgement of reservations/bookings or transactions made on this Website arising from unforeseen circumstances, omissions or errors that may sometimes occur.

We reserve the right to charge an advance, where applicable, on confirmation of a reservation. If the payment is not complied with, we hold the right to cancel the reservation/bookings without liability and forfeit the advance if any paid. Where an advance is required, payment can be settled by major credit card or in the event where no credit card is available, settlement in cash is necessary to facilitate the reservation/booking procedures.

Reservations/bookings can be made by the Guest who are eighteen (18) years old or over. If the Guest arrives at the hotel and are less than eighteen (18) years of age then such Guest will not be permitted to stay alone.

The Guest must ensure that the name on a booking is correct at the time of booking as this cannot be changed after making the booking.

Reservations/bookings made for five (5) or more rooms will be treated as a group reservation/booking. If the Guest cancels such group reservation/booking or reduce the number of nights or the number of rooms required within seven (7) days of the arrival date, we will not refund any money paid by the Guest to us. Subject to availability and payment, you may add any additional night(s) to any group /reservation/ booking (after the dates of the original group reservation/booking) at the rate for the room(s) at the time you make the amendment.

We offer certain extras when the Guest makes reservation/bookings. The room rate excludes any extras unless we expressly agree with you otherwise as part of reservation/bookings. Extras are subject to availability and cannot be transferred to any other reservation/booking. If any extra that the Guest has paid for in advance is unavailable upon arrival, we will refund the price the Guest has paid for that extra. Extras are provided subject to these terms.

CHECK-IN AND CHECK-OUT:

All foreign Guests must provide passport with a valid Visa and all domestic Guests must provide photo identification with proof of address, at the time of check in for the legal compliance by the Hotel.

The Guest can check in from 01.00 pm on the scheduled date of arrival. Any early check-in requires the Guest to discuss in person with the Hotel team. This service is subject to availability and on additional charges.

The walk-in Guest must show photo identification with proof of address, at the time of check in and a valid credit or debit card if paying by card.

TARIFF RATES:

The tariff rate for each room is as published on the Website before making any reservations/booking of the rooms in the Hotel. Advance to be paid at the time of reservation/booking of the rooms in the Hotel and the balance payments to be paid at the time of check in unless otherwise advised by us.

PAYMENT:

There will be no cash payments. All payments through credit/debit card or online transfer.

We do not collect or store customer credit card or bank account information. In case of credit cards payment, the Guest will be transferred to a secure payment gateway where the Guest can enter the credit card details. The payment gateway authenticates the transaction, and we would then initiate the request.

For internet banking / debit cards, the Guest would be transferred to the relevant bank website where the Guest are required to enter the internet banking login and password or the debit card details. The request is initiated once authentication is complete.

GST:

If the Guest need a GST Invoice, then the Guest must confirm the GST number for billing, at the time of check in. GST number once provided will not be changed after check in. We shall not be liable or indemnify for any loss that the Guest may incur, due to his/her/its failure to intimate correct GST details.

HOTEL POLICY:

All valuables’ items, money and jewellery must be placed in the in-room safe. Management of the Hotel will not be responsible for any loss. The Guest agrees to be personally liable in the event that the indicated person, company or association fails to pay part or full amount of charges incurred by the Guest.

Any damage to property will attract charges. Any activities prohibited by law of the land will not be strictly permitted in the Hotel. If the Guest is sharing a room, then the Guest agrees that the stay is with mutual consent among the Guest and such roommate.

DISCLAIMER:

We reserve the right to change, modify and adjust the room tariff rates with or without prior notice. The rates are governed and subjected by terms and conditions stipulated by individual Hotels.

Offers and Promotions are subject to specific terms, conditions and restrictions listed on the Website. We reserve the right to modify or alter any program, offer or promotion at any time.

We do not warrant that errors or omissions that may sometimes occur due to reasons beyond control. We do not warrant the accuracy, timeliness, currency, and completeness of the contents, including without limitation, any information relating to tariff rates and room availability. We disclaim any warranty of any kind, whether express or implied, as to any matter whatsoever relating to this Website and the worldwide web links including without limitation, as to the merchantability or fitness for any particular purpose.

We are note responsible for any damages including without limitation, damages for loss of profits arising in contract or from the use or inability to use the Website by a Guest.

We do not guarantee that this Website is free from viruses and shall not be liable for any damages or loss.

In no event, we shall be liable to any indirect, incidental or consequential damages whatsoever (including, without limitation, damages for loss of profits or loss of information) arising from use or inability to use the contents in the Website.

The Website may contain links to world wide websites, either directly or indirectly and those websites are provided by independent third parties and we are not responsible for the availability or any content therein.
